Online REPA Contract-to-Close

 

  • Collect and review all documents for initials, signatures, and completeness
  • Submit offers to the asset company/asset manager.
  • Collect multiple offer form with highest and best offer.
  • Open broker/agent transaction file online and make introductions to all transaction parties.
  • Submit accepted contract and closing docs to buyer agent, title, and lender.
  • Send out contingency reminders weekly.
  • Order preliminary title,  HOA/COA CCRs,  home warranty contract, and inspections (if applicable).
  • Follow-up with lender regarding the loan application, appraisal, underwriting, and loan commitment every 2-4 days.
  • Order repairs and follow-up until completed.
  • Confirm the removal of all contingencies and obtain contingency removals.
  • Send closing status updates and reports to the asset manager twice a week.
  • Obtain firm/unconditional loan commitment letter from the lender.
  • Confirm loan docs to escrow and confirm receipt of loan docs.
  • Order Final HUD-1.

  • Ensure that escrow has been opened and receipted copy is on file.
  • Submit accepted contract to agents, title, and lender.
  • Submit buyer and seller required documents to title and lender.
  • Send out option period and contingency reminders weekly.
  • Order Inspections, title, HOA.COA CCR's, and home warranty contract (if applicable).
  • Follow-up with lender regarding loan contingencies every 2-4 days.
  • Confirm removal of all contingencies and the completion of all contingency removalms.
  • Update client on the closing status.
  • Remind seller of final possession (Keys, manuals, EGDO, warranties, etc).
  • Schedule final walk-thru and closing.
  • Obtain firm/unconditional loan commitment.
  • Order Final HUD-1
