Listing Process

 

Pre-listing Process - Once the lead has been obtained, the broker/agent will notify Online Real Estate Assistant and submit the specs of the property. The lead is then added to the broker/agent contact management and drip campaign program.

Online real estate assistant will then create a cover page, add potential client information, and merge the agent's information to create a complete pre-listing packet.

  • Create the CMA and Listing Presentation.
  • Create the marketing plan based on the area.
  • Pull the tax detail report.
  •  Create the absorption report.
  • Add the lead to the contact management system.
  • Add the lead to the drip campaign system.
  • Order printing and package preparation for the broker/agent to approve and deliver, or we will mail to the lead.
 
Listing Process - Once the agent or Online Real Estate Assistant receives the confirmation receipt, the agent can then meet with the potential client to discuss their partnership. Online Real Estate Assistant will create a marketing presentation in PowerPoint for the agent that outlines all of the marketing activities that the agent will perform for the Seller. Links will be added so the Seller can review each website and review how it works.
 
 
Online REPA will then,
  • Review all agreements and disclosures for completeness.
  • Check off and prepare the broker listing checklist packet.
  • Order pictures, signage, lock box, virtual tours, etc.
  • Input the listing into the MLS.
  • Upload all pictures into the MLS.
  • Add listing to the agent's website.
  • Post the new listing on multiple marketing websites.
  • Setup showing services.
  • Submit completed forms to the broker.

 

Marketing Process - Once the listing is activated, Online Real Estate Assistant will implement the new listing action plan/checklist that was created during the consultation and setup process. The checklist could include any numbe of the following items or more, and is designed and based on the agent's requirements.

  • Create property marketing ads.
  • Create all marketing pieces (flyers, post cards, tours, brochures, email campaigns, etc).
  • Enhance Realtor.com.
  • Distribute notifications to area agents, real estate offices, and buyer list.
  • Post listing to various applicable media such as Zillow, Craig's List, Postlets, Yahoo, Linkedin, Goggle, Live Deal, MySpace, You Tube, and much more.
  • Add to Home Pages.
  • Create individual property website.
  • Notify seller of showing instructions.

 

Showing Scheduling and Feedback Collections - We will setup and monitor all property showings if you are not using an automated system such as eShowings, Centralized Showings, Showing Solutions, etc.

 

  • Collect after-showing feedback.
  • Email all showing feedback to the agent and sellers.
  • Compile showing feedback and statistical reports.
  • Distribute bi-weekly reports to agent and seller.
  • Collect and review all required pre-contract documents.
  • Mail seller the post-contract closing process booklet or instructions.
  • Transfer property to Escrow or the closing coordinator.
