Our REO services provide brokers and agents the opportunity to have an expert staff available to support the daily requirements of the REO industry.

Our high level of services focuses on providing excellent services to the Asset Managers and Asset Management Companies. as well as provide the additional requirements to help you improve your overall Rating/Score.

At Online REPA, our goal is to ensure that your closings are conducted in a professional and smooth manner. Backed with 14+ years of real estate closing and support experience, we understand that a successful closing equates to referrals and professional growth.

The information below is a general overview of the services offered. The final services offered is based on your guidelines and the asset management requirements. We do not provide canned solutions to your business needs.

 

Property Pre-Listing/ Preservation

  • Order Pictures.
  • Order all pre-inspections (if applicable).
  • Request and submit bids to Asset Managers.
  • Schedule property repairs.
  • Order winterizations and de-winterizations.
  • Turn on utilities for repairs.
  • Order de-trash and sales clean with before and after pictures.
  • Schedule all lawn services and maintenance.
  • Schedule snow removal services (if applicable).
  • Monitor each vendor timeline and audit all vendor invoices prior to submission.
  • Complete and submit all REO expense forms online and offline for reimbursement.
  • Track all accounts payable items (if applicable) using QuickBooks, Excel, Access, etc.
  • Monitor accounts receivables and make follow-up calls.
  • Convert all files to PDF and store within the online transaction file.

Property Marketing and Monthly Marketing Reports  

  • Input listing into the MLS and upoad phots.
  • Update property listing as needed.
  • Create marketing materials for all properties.
  • Add all properties to multiple online property marketing media.
  • Schedule and manage all REO property showings and follow-ups.
  • Setup pre-auction house-sitting/open house activities.
  • Collect and report all showing feedbacks.
  • Complete and submit Monthly Marketing Reports and Sales Condition Reports.
  • Collect and review all Offer to Purchase received.
  • Follow-up with the buyer agents regarding offer status weekly.
  • Distribute multiple offer notification form and order highest and best.
  • Submit highest and best offers to the seller with required documentation.
  • Submit Counter package to the selected buyer side and follow-up on status.
  • Upload buyer offer package to the seller and follow-up until executed and returned.
  • Submit file to the closing coordinator.

REO Transaction Management Services

  • Prepare Broker Transaction File.
  • Distribute and collect all bank required forms and addendums.
  • Order POS from the City (if applicable).
  • Ensure that all forms and documents are signed.
  • Change listing status on the MLS (if access is available).
  • Follow-up with the Lender and Title Company.
  • Follow-up on all contingencies and contingency removals.
  • Collect required documents from and for the bank.
  • Communicate with all agents, title, and the Bank/REO Company during the closing transaction process.
  • Obtain coy of the Loan Commitment Letter.
  • Order HUD-1/Closing Statement.
  • Submit final Broker package to the office (if required).
  • Support all transaction activities using Point2Close, SettlementRoom, SureClose, RELAY, EZ Coordinator, Brokmint Dot Loop, or Transaction Point
